Winston Oak is led by its Founding Principal, an active California-licensed attorney who has spent over 15 years representing commercial transactions, real estate developers, and institutional investors. With more than $1 billion in transactions closed across real estate acquisitions, dispositions, joint ventures, and development projects, the firm brings a level of deal fluency that most advisory shops simply cannot replicate.

What sets Winston Oak apart is the breadth of its principal's operating experience. This is not an advisory firm built on theory. The principal has personally underwritten hundreds of deals, managed construction from entitlement through certificate of occupancy, overseen factory manufacturing operations for steel volumetric modular housing, and built the software systems that power those operations. The portfolio spans senior housing, student housing, multifamily residential, commercial real estate, and manufactured housing — each informed by direct, hands-on involvement rather than arm's-length consulting.

Through DOMO Modular, an affiliated development company, the principal is currently delivering steel volumetric modular multifamily projects — managing everything from cross-border factory production in Mexico to last-mile logistics, crane operations, and on-site assembly. This includes Foreign Trade Zone strategy, customs compliance, international supply chain coordination, and quality control protocols for modules weighing 35,000–45,000 pounds each. It is the kind of operational complexity that reveals whether someone truly understands development or merely advises on it.

On the legal side, the principal maintains an active law practice focused on commercial transactions, entity structuring, joint venture agreements, regulatory compliance, and dispute resolution. This legal foundation informs every deal Winston Oak touches — from SPV formation and securities compliance to zoning entitlements and community planning group navigation. Clients benefit from counsel that understands both the letter of the law and the realities of getting a project built.

Perhaps most unusually, the principal is also a software engineer. Winston Oak designs and builds proprietary technology systems — AI-powered underwriting tools, automated market analysis platforms, property management software, and workflow automation that eliminates the manual processes most real estate firms still rely on. This is not outsourced development or off-the-shelf software with a logo on it. These are custom-built systems, written in-house, deployed in production, and continuously refined against real deal data.
